Thomas H. Nolan, Jr.
Chairman and Chief Executive Officer
Mr. Nolan joined us in September 2011 and currently serves as Chairman of the Board and Chief Executive Officer of the company. Prior to joining us, Mr. Nolan worked for General Growth Properties, Inc. (GGP) serving as a director for 6 years and as President and Chief Operating Officer for the last 2 years while at GGP. Mr. Nolan was a member of the senior management team that led GGP’s reorganization and emergence from bankruptcy, which included the restructuring of project-level debt, payment in full of all of GGP’s pre-petition creditors and the securing of equity commitments. Prior to his work with GGP, Mr. Nolan served for 4 years as a Principal and Chief Financial Officer of Loreto Bay Company, the developer of the Loreto Bay master planned community in Baja, California. For over 20 years, Mr. Nolan held various financial positions with AEW Capital Management, L.P., a national real estate investment advisor, and he spent the last 6 of those years as Head of Equity Investing and as President and Senior Portfolio Manager of The AEW Partners Funds. Mr. Nolan earned a BA in Business Administration from the University of Massachusetts.
Phillip D. Joseph, Jr.
Executive Vice President and Chief Financial Officer
Mr. Joseph joined us in April 2015 and currently serves as the Chief Financial Officer of the company. Mr. Joseph oversees all aspects of Finance, Corporate Reporting, Tax and Investor Relations, and also focuses on the Company’s capital markets and key stakeholder engagement activities. Mr. Joseph has over twenty years of real estate experience and has demonstrated expertise in developing, leading and executing capital markets and financial planning and analysis activities. Prior to joining us, Mr. Joseph spent more than 13 years at Prologis, as Managing Director and Global Treasurer. Mr. Joseph received his Bachelor’s degree in Economics & Management from DePauw University and his Masters of Business Administration from the JL Kellogg Graduate School of Management at Northwestern University.
Executive Vice President and Chief Acquisition Officer
Boyd Messmann serves as Executive Vice President and Chief Acquisition Officer at Spirit Realty Capital. Mr. Messmann has more than 25 years of experience in commercial real estate and has closed more than $13B of transaction during his career. Prior to joining Spirit Realty Capital, Mr. Messmann spent the last six and half years with VEREIT Inc./Cole Real Estate Investments as Senior Vice President of Acquisitions, where he originated and closed approximately $4B of Single Tenant Net Leased Acquisitions. In that role, he was team lead for office and industrial acquisitions and responsible for identifying and evaluating acquisition opportunities, BTS opportunities, preliminary underwriting, and execution.
Prior to joining Cole, Mr. Messmann served as President and CEO of Blaire Energy, LLC, a company established to make investments in real estate, oil and gas, and provide advisory services to other entities and individuals. Mr. Messmann has also served as Senior Investment Officer for First Industrial Realty Trust, Inc., Senior Business Credit Development Manager for Wells Fargo Commercial Mortgage Origination Division, Regional Vice President Commercial Finance for Shell Capital Investment Banking Division, Vice President Corporate Finance for Franchise Finance Corporation of America/GE Capital, Senior Manager International Mergers and Acquisitions for Pepsico Inc,/YUM Brands, Vice President and Regional Director for Vanguard Management Service, Inc., and Senior Asset Manager/Acquisitions Manager for Lincoln Investment Management Company, the Investment banking Division of Lincoln National Corporation.
Mr. Messmann earned his Bachelor of Science degree in finance and
accounting from Indiana University and a Master of Business
Administration degree from the University of Kentucky.
Mr. Messmann has been a CCIM for the over 20 years, and is actively involved with multiple charities in the Dallas area.
Executive Vice President – General Counsel
Serving as the Executive Vice President and General Counsel at Spirit Realty Capital, Jay Young has responsibility for managing all aspects of the Company’s legal function, including corporate governance, securities compliance and the real estate transaction closing department. He also advises on the company’s equity plan administration, insurance program and capital markets transactions.
Jay has more than 20 years of experience advising publicly-traded companies. Before joining Spirit Realty Capital, Inc. (NYSE: SRC), he served as Senior Vice President and General Counsel for Wingstop, Inc. While at Wingstop, Jay helped lead the company through its successful IPO. Previously, he has also served as in-house counsel for CEC Entertainment, Wachovia Corporation and UBS.
Jay holds a B.A. in Economics degree from Southern Methodist University, a J.D. degree from the University of Oklahoma College of Law, and an M.B.A. degree from the University of Oklahoma Price College of Business.
Executive Vice President – Asset Management
Mr. Manheimer joined us in April 2012 and currently serves as Executive Vice President of Asset Management. Mr. Manheimer previously worked for Cole Real Estate Investments, where he served as its Vice President and Head of Retail Sale-Leaseback Acquisitions.
Prior to joining Cole Real Estate Investments, Mr. Manheimer was employed by Realty Income Corporation, where he focused on underwriting sale-leaseback transactions. Mr. Manheimer previously worked in the Leveraged Finance Group at First Union Securities (now Wells Fargo Securities), at Patriarch Partners, a private equity firm, and at FTI Consulting, a turnaround consulting firm. Mr. Manheimer earned a BS from the University of Florida and an MBA from the University of Notre Dame.
Senior Vice President, Chief Human Resources Officer
Ms. Greenstreet joined us in November 2015 and currently serves as Senior Vice President and Chief Human Resources Officer for the company. Ms. Greenstreet’s primary focus is internal stakeholder engagement and organization effectiveness. Ms. Greenstreet has more than 20 years of human resource experience. Prior to joining us, Ms. Greenstreet was Senior Director of Human Resources in a technology company offering SAAS products for the travel and hospitality industry; her industry experience also includes global manufacturing, consulting, and transportation. The majority of her career has been spent in the financial services sector with over 13 years in various senior human resource roles with Citigroup. Ms. Greenstreet holds a Bachelor of Administration, Political Science degree from Texas A&M University-Commerce.
Vice President – Investments
Ms. Little joined us in May 2007 and has served in various capacities in the company. Currently she serves as Vice President, Investments and is responsible for sourcing, marketing, analyzing and overseeing the acquisition of new investment real estate opportunities. Prior to joining Spirit, Ms. Little, held roles in finance and real estate at Sprint Funding Corporation, a privately held mortgage company, Conseco Finance Corporation, a publicly held finance company and Norwest Finance Corp, (now Wells Fargo Finance). Ms. Little holds a BA in Economics from Southern Illinois University.
Vice President – Asset Management
Mr. Rosenberg joined us in November 2007 and currently serves as Vice President of Asset Management. Mr. Rosenberg is responsible for special servicing and property management for the portfolio, including workouts, property sales, re-leasing and property management for vacant properties. Prior to joining us, Mr. Rosenberg served as an Associate at Greenblatt & Associates, a general law practice in Woodland Hills, CA. Mr. Rosenberg earned a BS from the University of Wisconsin – Madison, a J.D. from Whittier Law School, and an MBA from Arizona State University.
Vice President – Asset Management
Mr. Totherow joined us in March 2014 and currently serves as Vice President of Asset Management. Mr. Totherow is responsible for special servicing and property management for the portfolio, including workouts, property sales, re-leasing and property management for vacant properties. Prior to joining us, Mr. Totherow served as Managing Director of Acquisitions for STORE Capital. Mr. Totherow earned a BS in Finance and Accounting from the University of Arizona.
