Our asset management team is comprised of top industry professionals that bring extensive experience and expertise to our company and portfolio. The team actively manages properties, working diligently to minimize risk, preserve cash flow, and maximize value for our investors while maintaining strong tenant partnerships.
With over 50 years of combined industry experience, our team provides the expertise needed to help our tenants succeed. Applying a unified strategy and commitment for service, the team handles all aspects of asset management including monitoring tenant financial performance and credit, conducting property inspections, executing capital improvements, property management for vacant properties, special circumstance workouts, dispositions, debt placement, and leases.
Through thriving partnerships, asset management works in collaboration with our tenants to achieve mutual goals and help them meet their business objectives.
Asset Management Team
Heimlich joined Spirit in March 2017 and serves as Executive Vice President and
Head of Asset Management. In this role, he has oversight
responsibility for servicing, dispositions, lease administration,
property management and construction. In addition, Mr. Heimlich
serves on the company’s Investment Committee and Management
Operating Committee that monitors business activities and defines
Mr. Heimlich has extensive experience in the REIT industry having served as Managing Principal at Capital Formation, LLC, a net lease real estate advisory firm, as well as in several senior leadership roles at GE Capital, Franchise Finance. During his tenure at GE Capital, he successfully led the IPS and Surplus platforms for a 2,000+ property portfolio, built and directed a nationwide retail development platform, and managed a 500-property triple net lease portfolio. Mr. Heimlich earned a B.S. in finance from Eastern Illinois University.
As Vice President of Credit and Underwriting, Travis Carter is responsible for supporting Spirit’s investment policy through in-depth research and risk analysis of Spirit’s investments. Prior to his role in credit and underwriting, Mr. Carter was Vice President of Asset Management where he was responsible for special servicing and property management for the portfolio, including workouts, property sales, re-leasing and property management for vacant properties. Mr. Carter joined Spirit in June 2013. Prior to joining Spirit, Mr. Carter served as Vice President of Real Estate Development at Community By Design, Inc., a mixed-use developer. Mr. Carter earned a BS in real estate and finance, and an MBA in real estate from the University of Wisconsin – Madison.
As director of asset management, Tyler Sorenson is responsible for special servicing and property management for the portfolio, including workouts, property sales, re-leasing and property management for vacant properties. Mr. Sorenson joined Spirit in September 2016. Prior to joining Spirit, Mr. Sorenson most recently served as vice president of dispositions for GE Capital Franchise Finance. Mr. Sorenson earned a BA from the University of Texas at Austin and an MBA from SMU Cox School of Business.
Hank Hopkins serves as an Asset Manager at Spirit Realty Capital. In this role, Mr. Hopkins is responsible for special servicing and property management of the portfolio including workouts, property dispositions, re-leasing and property management. Mr. Hopkins joined Spirit in May of 2016 as an asset management associate. Prior to joining Spirit, Mr. Hopkins most recently served as a financial analyst for Poag Shopping Centers. Mr. Hopkins earned a BS in real estate finance from the University of Alabama and an MS in Sustainable Real Estate Development from Tulane University.
